How much does a new roof for a 1400 sq. foot home typical cost?
It is going to depend on several factors. 1) Roofers measure the area of the roof in “squares” which is roughly the amount of area one bundle of shingles will cover. 2) They have to figure the amount of flashing needed. Flashing is the material (typically metal sheeting of some sort) used around the base of things like vents and chimneys to water proof those seams. 3) Codes requirements in some areas allow for there to be two layers of shingles on a roof. If your area allows this and you currently only have one layer then that could reduce the cost because the roofer wil not have to spend labor and materials to remove the existing roof. You should try to get at least 3 estimates (more will give you more to compare) which most roofers will provide for free. It is a competitive business so they should all be reasonably close to one another. If any are much higher or much lower I would look at them suspiciously. The group in the middle are likely more reasonable. Good luck!
