How long are geologic reports valid ?
The answer to this question depends upon the specific application. Geologic reports prepared for the purpose of evaluation of sites during escrow may only be valid for a relatively short time after preparation. Site conditions, such as surface drainage control, maintenance of hillside planting and slope performance can change in a relatively short period of time. Construction may have occurred on the site since the last report was prepared. The basic rule of thumb is don’t rely on a geologic report which was prepared for someone else. Always hire your own consultant to give you a current site evaluation based upon existing conditions. Geologic reports prepared for construction purposes generally remain valid for a greater period of time. Local Departments of Building and Safety will set guidelines for the time reports remain valid, usually 1 to 4 years.
