There’s two measure for a home, the foundation square footage which measures the foundation of the home, sans attached garage and the finished square footage which is the measure of any finished square footage that can is livable space. This may include an attic that is finished into a master suite or playroom, a basement with finished walls, floors and ceiling. It would not include 3 season porches, garages or unfinished basement space. Just remember when measuring finished attic space the area where there a kneewalls (where you can’t stand up) is not included in finished square footage.
