The CMA is used as a “gauge” to compare your home with actual prices of similar homes that sold recently in your area. The condition of your home will add or detract to its salability depending on how well it has been maintained. Keep in mind, however, that some features of your home may, or may not add value. Many times it is difficult for a homeowner to be objective about a home they have lived in for a number of years. Usually it’s a good idea to involve an informed third party to arrive at a “fair asking price” to best market your home.
