Well I guess i will give my opinion.I have 29 rental homes in and around Houston.The first 10 I paid cash for and all were around 80 to 160 grand Used profits for 15 years and bought 19 more which will be paid for in two years.It was and is a hell of alot of work and I do it plus a full time job.I interview each person and find out exactly what they can afford and just about everything about them.I ask for personel references at least 5 and call everyone.I have two different handy men ex military to do repairs at a greatly reduced cost and have and am making now a hell of a living with rental property in Houston.I would also say each home I have except for two off 1960 and one on Gulfton in Houston have been rented almost all the time.The secret for me was to buy small in the best neighborhoods with good public schools.If the schools no good you have a bad rental plain and simple.Most of my rentals are single moms and thats who I like for rentals.Moms will do anything to take care of t
