How extensive is the reconstruction work?

Very extensive, 4 x 12 inch beams and many wall joists are being replaced. 2 x 12 floor joists are being added to the existing joists and both upper and lower decks are being totally replaced. The lower deck, off the bedroom, is going to be supported by two new pilings that will extend from the ground up to the deck. The upper deck, off the living room, will retain it’s cantilevered design but will use new pressure treated supporting joists. New plywood siding will be installed on the south (back) wall. There will be major improvements in waterproofing and the south wall will meet the latest earthquake design standards.
