How does the Landcor AVM (The Property Valuator) work?
The Landcor AVM differs from most AVM models for one significant reason: it uses both Multiple Regression AND a fuzzy-logic based algorithm to estimate current market value. Most other AVM models in North America only use multiple regression or other variations of regression to provide market estimates. Because of this, Landcor’s AVM can provide a highly accurate value estimate, with the added bonus of providing the best comparable properties and sales information available. Founded in 1987, Landcor used BC Tax Assessment information and satellite and air photography on recreational properties in British Columbia to provide its parent company, Niho Land and Cattle Co, access to accurate property values for buying, developing and marketing real estate.
