How does the Assessor Produce the EPC?
Assessing the energy performance of any commercial building is not a straightforward process. The more information that can be provided to the assessor about the building, the better. At outset, the assessor would ask for any information relating to the construction and specification of the building, including Operation and Maintenance Manuals, as-built plan and elevation drawings, specifications etc. If suitable plans are not available, they may have to be commissioned before the building can be assessed. During the survey, the assessor will be looking to establish full information relating to wall, floor and roof construction, heating, ventilation and air-conditioning, as well as doors, glazing and electric lighting. The use of the inner space is also relevant to the building’s energy demand and this needs to be taken into account. In order to analyse the building, the Assessor needs to divide the floor plates into zones, depending on energy demand and use. Each envelope of each zone
