How does one find a good draftsman, and what criteria makes a good home design?
I worked with a custom builder for quite awhile and we always used local companies. There are many that have “stock” plans that you can see that have already been built in the area or custom plans that they own that they’ve built once or twice. (You may also find builders with these.) Many of the homeowners are happy to show their homes and explain different things they changed on the plan. The more detailed the plan, the more thorough and accurate the builder bids will be. Even after seeing numerous plans, it is really difficult to get a feel for actual dimensions, feel, and flow of the floorplan. You may want to also check with the permitting municipality to find out what their requirements may be. Some require architect stamp or different engineering (structural or civil.) In addition, you want to find someone that includes red lines (required changes from the municipality during the permitting process) in their price. This can add up if they aren’t included. I also would recommend
