If the tile is still structurally sound, you can often paint and re-glaze it yourself, rather than replacing it. The biggest challenge is getting the new paint and gloss to stick, which means de-glossing the old surface. You shouldn’t attempt this in a bathroom or other high-moisture area, because the moisture will erode the new finish. Use your belt sander and 150-grit sandpaper to sand the whole surface of the tiled area, starting at one side and working your way across. You won’t be able to take off the glaze entirely, but just get it as dull and non-reflective as you can. Mix one cup of trisodium phosphate in a gallon bucket of hot water. Use a stiff nylon scrub brush to thoroughly scrub the surface of the tile. Use a sponge to rinse it. Let it dry completely. Paint the tile with a coat of sealing primer, using your paint brush
