Most evictions are for non-payment of rent, and can be completed within 30 days. Although the tenant will be held responsible for the legal costs, the owner will be initially billed for filing fees and attorneys costs. These bills, along with back rent and damages to the property will be reimbursed from the tenants deposit excess. Any excess bills will be sent to a collection company.
