How do the property manager and contractor crews work together during the remodel?
The property manager interfaces with the contractor crews throughout the remodel, since the property is simultaneously marketed for rental. The process is as follows: 1) Upon finding an interested pre-approved Section 8 tenant (with a Voucher), the property management company will perform credit and background checks. 2) Pending a positive background check, the property manager will submit the Request For Assisted Tenancy (RFAT) form to the local HA and schedule a time for a property inspection upon completion of the remodel. 3) Upon completion of the initial inspection, a “punch list” will be created (if it doesn’t pass) and the property management company will give it to the contracting crew that originally remodeled the house. 4) The contracting crew will complete the remodeling to Section 8 standards per their contractual requirement. 5) The property manager will then schedule a property re-inspection.
