Everyone thinks because plants turn brown they don’t have enough water. Wrong, root rot from “to much” water can turn it brown/yellow. Start by getting a water sensor and checking the moisture content. You can pick this up at a walmart in the plant section. If you are giving it to much fertilizer/plant food it can also “burn” the leaves. Rubber tree plants are tropical plants so they love light but try keeping it out of sever direct sun light while checking for the first 2 problems. Take a brown leaf to your local green house and have them check for fungi or bugs which can also do this type of damage to your plant.
