How can I manage houses/units with multiple renters on the lease?
A. Landlord Enterprise Edition will allow you to manage units with multiple renters and lease configurations. In fact, you can have separate late fee terms, security deposits, and split the rent due in any fashion which suits you. If you’re using a recent version of the software you should be able to create a rental agreement for each tenant for the same house, but you’ll need to create your apartment records a little differently. Create a Unit record for each Tenant with the Unit # called “House A – Chris” for example, to represent “Chris” in “House A”. Create another Unit record called “House A – John” for the same house with John as the Tenant. Create separate lease agreements for each Tenant/Unit combination. Select by Unit # (eg. House A – Chris) and type the additional details for the lease – damage deposit, late fee, etc. This way you’ll be able to track expenses separately for each Tenant/Lease, as well as collect Rent and track late rent separately.
