If a tenant believes, a property owner is not maintaining an apartment to standard the tenant must first contact the super and/or landlord to file a request to correct the alleged condition. If the situation is not resolved, the tenant should contact the code enforcement office to file an official complaint. The case will be assigned to a code enforcement officer who will inspect the apartment for any violations of the Property Maintenance Code. The property owner will receive written notice of existing violations e and will be given a certain period to abate the violations. In an instance where the property owner does not comply within the stated time frame the code enforcement officer will issue a summons against the landlord returnable in Orange Municipal Court. There is no charge for this service.
