Hover boards: How will they work?

After seeing Back to the Future: Part II many years ago, I developed a theory how hover boards could work. While they are an impractical form of transportation (at least for now), I have some ideas how one may HYPOTHETICALLY work. My idea is that the board would have a very strong permanent magnet centered on it. A system of rails would be placed a few inches underground around all major cities. These rails would function as an electromagnet that is repelling the board. A person’s weight would hold them at a reasonable height of levitation. However, it’d take a while to get used to/very difficult to balance. I’m assuming scientists have done some research about this. I am aware of materials that can float in vacuums or extremely frigid temperature, but these are not practical. What is their plan to make hover boards a realistic possibility?
