DOESN’T THE AGENT REALLY JUST BRING TWO PARTIES TOGETHER ?

Well, yes. But it makes a difference in how you get to the goal. For example, let’s say you have a goal to get your teeth whitened. Imagine going to the dentist and they take your teeth out (to make them easier to work on) and return them to you all nice & white & bright in a beautiful display case. Same goal, but you had a different way to get there in mind. My point is the seller has a goal to sell the house and the buyer has a goal to buy the house, but they have different ideas about how to get there. IT IS MY OPINION that the agent has to represent someone. If the agent is being paid an incentive based commission the agent has a financial stake in seeing the deal gets done. So, when the agent is being paid an incentive based commission it is really, really difficult to act as a neutral player just trying to bring the two parties together. The agent being paid an incentive based fee always has the incentive to get the parties together to make the fee.
