Generally, when a property has recently been listed for sale, a satisfactory explanation should be obtained which adequately addresses the reason(s) for same. Also, evidence that the property is no longer listed for sale should be obtained. Additional documentation may be appropriate to ensure that the circumstances leading to the listing of the property no longer applies. Also, it may be prudent to compare the subject’s previous listing price to the appraised value to ensure that there aren’t any relevant discrepancies.
