I have worked with a partner on two mobile home parks. The best place to get started is on commercial listing websites, and with a commercial broker. The best websites are loopnet, and costar. As for a broker, the best thing to do would be to have a realtor friend look on the mls for commercial properties that have sold within the zip code you are looking at. Find which broker’s name consistently popped up the most in the sales. That would be the broker you want. Ups: Great positive income potential. Relatively low buy in. Downs: Lower income renters, repairs and maintenance.
