Does acreage count in valuation?

Don’t fall for the price per square foot trap. But to answer your question, a larger lot will be worth more than a smaller lot in general terms. Price per square foot only works well for identical properties with same amenities, lot size and condition in the same subdivision. If you take a look at the comps from zillow, all properties are lumped together and price per square foot may not mean anything as some properties have acreage and some may not. Another point here is that even though there may be acreage it does not mean that it is worth anything as it may not buildable. The best way to determine value is to compare like-kind properties. A real estate professional can help you find these properties, or hire an appraiser to do it for you.
