Does a landlord have a legal obligation for property maintanence?
You need to write to the agents for the property, and inform them that if the repairs you have asked for is not attended to, you will hold the Landlord responsible for any damage that happens to your propery. Make a copy of this letter, and mark it copy in brackets. Then post it byRecoeded delivery to the agents. Remember to date the letter as well. If your property is then damaged you have proof that you sent the agents fair warning, and you can legally claim for you damaged property. Sending the letter by recorded delivery , the agents cannot say that you did not inform them of any repairs needed, and this is good evidence if you need to sue them for damage.
