Do modular and manufactured homes appreciate in value like site built homes?
This is a complicated question, and requires more than a yes or no answer. Manufactured homes appraised without land are more susceptible to depreciation. This is not because of the home as much as it is the fact you don’t control the land. If for any reason your land lease changes, or is lost, moving the home to a new location costs the homeowner money and the new location may have a significant effect on the home value.
