Sometimes people get title insurance because they don’t want to pay for a survey. In my view, if you own land, you should have it surveyed. Title searches are routinely done at the time of a sale to ensure that title is clear (for example, that parcels have not merged with abutting lands, it will reveal right-of-ways, beach rights, restrictions, encumbrances). Seems to me it’s the banks that want the insurance for the sake of the mortgage, but it doesn’t make your land use issues go away.
