Do I need approval to install replacement doors or windows in a house, shop or office?

Yes – If a larger, or a new opening is required, or if the frames to be replaced are loadbearing, then a structural alteration will take place and approval will be required for this. Where the opening size is not altered, and the window and frame is replaced, Building Regulation Approval is required from the Council unless the installer is registered with scheme known as ‘FENSA’. Some opening lights in windows in dwellings may have been provided for means of escape in case of fire. Any such provision must be retained. Certain existing doors may be fire doors, and should be replaced with doors of equal specification, including glazed panels.
