Provided the net lettable area is at least 2000 square metres, a medical centre will generally be disclosure affected. However, if the characteristics of the building to which the disclosure obligations would otherwise apply are such that it is not possible to assign a rating using the NABERS Energy rules the owner or lessee may apply for an exemption.
