Cosmetic repairs are not a reason to break a lease, the “rusty ceiling” is not a valid reason to be able to break your lease with 7 days notice. You have to give the landlord adequate notice to repair ie 14 days, if after 14 days then you send a letter stating that you will make the repairs and deduct the amount from the rent unless otherwise notified by him. I think you’ll find the landlord can sue you for breach of contract and have you pay the remainder of the lease term. Best just to stick it out 3 months and send a 60 day notice to terminate your lease.
