day notice to end lease?
Cosmetic repairs are not a reason to break a lease, the “rusty ceiling” is not a valid reason to be able to break your lease with 7 days notice. You have to give the landlord adequate notice to repair ie 14 days, if after 14 days then you send a letter stating that you will make the repairs and deduct the amount from the rent unless otherwise notified by him. If he doesn’t respond then you fix and charge back the landlord. The only way you have the right to break a lease with only 7 days notice is if the unit is rendered uninhabitable, from a fire, flood, rodent infestation, faulty electrical, backed up plumbing, no hot water, no heat or AC. all you said was leaky and rusted ceiling. I think you’ll find the landlord can sue you for breach of contract and have you pay the remainder of the lease term. Best just to stick it out 3 months and send a 60 day notice to terminate your lease.
