Chapters 718 and 719, Florida Statutes, do not provide a flat fee for copies of the official records. However, upon inspecting the records of the association, a unit owner may obtain copies, at a reasonable expense, if any, of the association member. Further, a condominium association may charge its actual costs for preparing and furnishing copies of the declaration, articles of incorporation, bylaws, and amendments to the foregoing. Condominium: Section 718.112(12)(c), F.S., and Rule 61B-23.002(5)(c), F.A.C. Cooperative: Section 719.104(2)(c), F.S.
