The additional unit may be no more than 50% the square footage of the primary dwelling unit, or 1500 sq. ft., whichever is smaller. The units must be in a continuous enclosure; that is, there cannot be any permanent physical separation such as a wall or floor without a means of connection. (For example, the dwelling spaces cannot be joined only by a garage or breezeway.) The unit cannot be subdivided or sold separately. It is strongly advised that you contact the Department of Planning and Zoning to review compliance with these regulations.
