First, have a discussion with your landlord and see if they will work with you in trying to find another tenant to transfer the lease to or see if they will let you out of the lease due to their kindness (probably not but worth a try if you are a good tenant). If they are, then there is a possibility they have the means to help you take care of the remainder of your lease.
