Can a loft w/o building regs be called a room?
even if the loft was built as a bedroom originally (say in a victorian property) if it does NOT have both planning permission and building regs certificates it is ILLEGAL to describe it as a bedroom – -only a loft room. so in this case this is a 2 bed house with a loft room. in the current market if the room does not have both planning permission AND building regs it is likeley to not be saleable to anyone who needs a mortgage as lenders are clamping down on such things. its best for the owner to apply NOW for retrospective planning permission and building regs.
