As an appraiser,I can tell you that a 3 season porch is not counted the same as square footage. Even if it has a heat source it would be considered a porch. Typically, to be considered as a home’s square footage it needs to have a foundation (basement, crawl space or slab). This is how most appraisers view it, and in turn how a lender will loan money for the property.
