Answer Hi Scott, Your forms package will depend upon where you live and the type of property you are going to manage. The package will be different for commercial and residential properties. The biggest addition for residential properties will be basic disclosures, such as lead paint, asbestos, fire alarm, etc. You will also have a few situational addenda, such as waterbed, pet, swimming pool, etc. You will also need to have a “house rules” addendum that lays out acceptable behavior relating to noise, use of storage and parking spaces, submitting maintenance requests, etc. The best place to get a complete set of documents is your local apartment association. They should be able to provide a complete set, just as your realtor association provides buy/sell forms. They can also advise you on forms required by law and forms that are optional. Even if you are going to manage single family homes and condos, you’ll find that the forms recommended by your apartment association usually apply. I
