With certain exceptions, every buyer who tenders a transfer of land for registration at a land titles office is required to pay a tax to the Province of Manitoba, known as a “Land Transfer Tax”. The tax is calculated on a graduated scale based on the fair market value of the property at the time of registration. There is also a $70 registration fee in addition to the tax. The tax formula is as follows: (a) up to $30,000 of value, $70.00 registration fee only (b) between $30,001 and $90,000 of value, the tax is $70.00 plus .5% (or .005) on the amount over $30,000 (c) for values between $90,001 and $150,000, there is an additional 1% on the portion of value between $90,001 and $150,000 (d) for values between $150,001 and $200,000, there is an additional fee of 1.5% on the portion between $150,001 and $200,000 (e) if the property value is over $200,000, there is a fee of 2.0% on the portion of value over $200,000 plus $1,710 base fee.
