Even though an owner has the exclusive use of his/her deck, it is not the individual owners responsibility to repair their deck. LCP is included with the Common Property as a responsibility of the Strata Corporation to repair and maintain the only difference being that LCP is for the exclusive use of the strata lot that it is designated to, and it is the responsibility of the owner of the strata lot concerned to ensure that the LCP is kept in a clean and tidy state at all times. The actual maintenance and repair of both CP & LCP, is the responsibility of the Strata Corporation. However in the case of damage caused by an owner, tenant or visitor through negligence or carelessness, will be repaired by the Strata Corporation and charged back to the owner of the strata lot concerned with such damage.
