You are also free to lease out these properties to third parties on a short term, commercial basis. If you wish to buy a property outside of an SDA, providing you have lived in Malta for a minimum of five years, you do not require a permit. Outside SDA’s, the property cannot be leased to third parties unless it falls under certain categories (as stated by the Hotel and Catering board) and it must be validated by the Ministry of Finance. EU nationals: If you are an EU national, you can purchase property in Malta wherever you wish and can lease your property without requiring permission from the Hotel and Catering board, irrespective of the area. If you want to purchase more than one property, you have to have lived on the island for a minimum of five years.
