Not such much complicated as different. For FHA loans there are requirements that must be met, (eligibility), and limitations on what can be purcahsed. FHA housing loans are based on reasonable need. For example if you have a family of 4, FHA will allow you to purcahse a 3 bedroom house but not 6 bedroom home, because you don’t need 6 bedrooms,(restrictions). No more so than conventional mortgage processes. FHA financing procedures have slimmed down in the past 20 years. In some cases, it is easier to qualify for a FHA mortgage than it is for a conventional mortgage.
