No one has to tell you that you’re making a huge investment in buying a home.  For that reason, your checklist should include questions designed to protect your family.  These include:

  • Is your real estate agent working solely for you?  Things can get tricky when an agent offers to represent both the buyer and seller.  You want an agent who looks out for your best interest.
  • Have you shopped for the best loan?  Not all loans are created equally and shopping can save you thousands of dollars over the life of your loan.  It’s as easy as calling around to different lenders.
  • What are the comparables for the home you’re considering buying?  Is the property you like fairly priced?
  • Is the home in a neighborhood with resale value?  Is it near parks, gyms, public transportation, and shopping.  Is it located in a low crime area known for its good schools?  No matter how lovely the home, the lack of these amenities can cost you when it comes time to sale. 
  • Are there any zoning restrictions as to what you can build?  For example, do you need permission from a home owners association to put up a fence or build a shed?  
  • Have you hired an independent home inspector?  As much as you likely trust your real estate agent, the inspector she hires may be tempted to overlook problems in order to help her make a sale.  After all, he wants future referrals.  Find your own inspector.  
  • Are you getting in over your head?  If there is a chance that you’re going to lose sleep over your monthly payment or that you don’t have enough in reserve to carry you following an illness or job loss, consider buying less house.  

No matter how great a property appears, it is only for you if it fits your specific needs.

1.  Check whether the house is built as per approved plan and approval taken for electrical wiring, plumbing and most importantly whether the government bodies have given approval for it or not.
2. Check whether the construction is legal or not
3.  Title of the property – whether it is clear and in the name of the one who is selling it. 
4.  Check whether the house is suitable for your comfortable stay.
