a “pre-closing” inspection included in the cost of the report?
I used to do this, and I still believe it was valuable service to the client, and wish I could still provide this service. However it is currently the opinion of my insurance carrier (and every major carrier I have asked) that if I perform such an inspection after delivery of my report I am incurring liability for anything which many have occurred since my inspection, and unless I sign a new contract and perform a complete re-inspection of the entire property to the same standards as the original inspection, my insurance coverage is void. I don’t like this, but there is nothing I can do about it… chalk it up to our increasingly litigious society.
