Who sets the asking rent?
If data is available we provide a rent study for similar residences that are currently on the market, ones that have leased, and ones that were on the market and did not lease. We let you know what we think the suggested asking rent and move-in terms should be. Sometimes our clients do not take our advise, and we agree to try a higher rent for their disbelief. We will expose the home in with the same marketing plan, with the understanding that the home may take longer to rent, if at all, and that within a few weeks client will agree to reduce the asking rent to near or at suggested market rent. To be honest, we would rather get a good rent amount, because our client comes out better along with us. Security Deposit; we suggest the deposit be $150 more than the advertised rent, plus any extra deposit for a pet or other reason.
