What is going on, on Buchanan PL?
Kd… Buchanan Pl is in a small community called Collin Square which are primarily smaller, zero lot line homes in the 1,400 square foot range. Homes in this area are selling quite well at a $78/sqft average. The average days on market for these sold homes is just over 2 months…not bad for this market. Most of these homes will need some sort of cosmetic work. But generally, these homes are good candidates for either a 1st time home buyer or an investor. As far as the seemingly high number of homes in a small area, this is common in this price point. There are other communtiies in Allen for example that have the same price points with a high listing number. So I don’t believe it’s an indication about Collin Square…it’s just the nature of the market right now. Being an Eastside Allen resident myself, I know the area well.
